Housing Schemes

The Faisalabad Development Authority (FDA) has launched a significant crackdown against unauthorized housing schemes and informal settlements in the Dijkot region, as part of its ongoing efforts to enforce urban development regulations and protect citizens from fraudulent real estate activities.

In a coordinated operation, the FDA enforcement teams demolished infrastructure — including roads, boundary walls, and partially constructed buildings — associated with eight illegal developments, comprising four unapproved housing societies and four katchi abadis (informal settlements).

Illegal Schemes Identified in Chak 262-RB and 263-RB

According to a spokesperson for the FDA, the illegal developments were discovered in Chak No. 262-RB and Chak No. 263-RB, where certain private developers were attempting to carve out residential plots and sell them without obtaining any formal approval from the relevant authorities.

The schemes were being developed under the following names:

  • Gulshan-e-Habib
  • New Gulberg
  • Hidayat Town
  • Ali Garden

The developers had reportedly begun constructing roads, laying out boundary walls, and initiating plot demarcations — all in violation of FDA regulations.

Demolition Carried Out Under Supervision of Senior Officials

The operation was carried out under the supervision of Director Town Planning Asma Mohsin and Estate Officer Aneeb Aslam Randhawa, who personally oversaw the demolition efforts to ensure compliance with legal orders.

Enforcement personnel, supported by heavy machinery and local police, dismantled illegal structures as part of the FDA’s “zero-tolerance policy” toward unapproved construction.

“Strict action is being taken against illegal developers who disregard the law and attempt to mislead innocent citizens,” said an FDA spokesperson.
“All such developments must fulfill legal and departmental requirements before proceeding.”

Developers Face Legal Action, Criminal Charges Possible

The FDA has issued final warnings to the involved developers, instructing them to halt all unauthorized activity and approach the authority for formal approval under existing rules.

Officials warned that further violations could result in legal action, including:

  • Heavy fines
  • Demolition of unauthorized property
  • Possible FIRs and criminal proceedings

The authority stressed that it would continue to take action against all housing societies that fail to follow due process, particularly those operating without:

  • Approved layout plans
  • Environmental clearances
  • Utility infrastructure permissions
  • Proper land title documentation

Citizens Advised to Verify Housing Projects Before Investing

In addition to targeting developers, the FDA is also urging potential homebuyers and investors to be vigilant when purchasing plots or booking property in any new housing scheme.

“Citizens are strongly advised to verify the legal status of any housing society through FDA’s official records before making financial commitments,” the spokesperson added.

The warning comes as thousands of unsuspecting buyers across Punjab have faced financial losses in the past due to investing in unapproved and later-demolished schemes.

The FDA has a verification mechanism in place — both online and at its headquarters — where citizens can inquire about the approval status of any housing society or builder.

Growing Problem of Unregulated Housing in Suburban Areas

The action in Dijkot highlights a broader issue of unregulated urban sprawl, particularly in peripheral areas where land prices are relatively lower and enforcement is more challenging.

Unscrupulous developers often target these areas to launch unauthorized housing societies under appealing names, attracting buyers with promises of low-cost plots, future development, and infrastructure — much of which never materializes legally.

Many of these illegal schemes also lack:

  • Proper drainage and sanitation
  • Safe drinking water systems
  • Road connectivity
  • Legal electricity or gas supply

This leads to substandard living conditions, safety hazards, and long-term legal issues for residents.

FDA’s Urban Planning Vision

The Faisalabad Development Authority reiterated its commitment to planned, regulated, and sustainable urban development in the city and its surrounding regions. The authority plans to:

  • Increase field inspections across rural and suburban Faisalabad
  • Launch awareness campaigns on safe real estate investments
  • Update its online verification system for public access
  • Coordinate with other departments to streamline approval processes

Conclusion

The FDA’s operation in Dijkot serves as a stern warning to illegal developers and a wake-up call for citizens to exercise caution before investing in housing schemes. The authority has made it clear that unauthorized construction will not be tolerated, and that legal action will continue against those who violate urban planning laws.

Citizens are encouraged to report suspicious or unapproved developments to the FDA and ensure that their hard-earned money is invested safely in legally sanctioned projects.
